A useful quotation begins with a defined scope and current drawings, not simply a plot size or a photograph of a finished home. Confirm the team’s availability and the services included for your location before making a commitment.

Residential construction enquiries

For a new house, provide the plot location, survey information, drawing status and intended work stages. State whether your enquiry concerns a grey structure, selected packages or a more complete construction scope. Those terms do not have one universal inclusion list: ask for itemized responsibilities, specifications, exclusions and the basis of measurement.

Read the grey-structure and turnkey comparison as preparation, then confirm the actual agreement in writing. Authority fees, connections, specialist design, equipment and finishes should not be assumed to be included unless stated.

Renovation and finishing enquiries

Describe the existing property, the rooms affected, known defects and whether people will remain in occupation. Include photographs taken safely and available drawings. A proposed wall removal, additional floor or equipment load needs professional assessment; a visual inspection or a reference image does not establish structural suitability.

For kitchens and bathrooms, identify appliance and fixture choices early. The kitchen planning guide and plumbing guide can help assemble the brief.

Coordination with appointed professionals

Clarify who is responsible for architectural design, structural design, electrical and plumbing design, applications, inspections and specialist testing. Ask for the identity and applicable registration of the professionals actually appointed. This page does not assert that an unnamed person holds a degree or licence, or that every specialist service is supplied in-house.

Before accepting a proposal

  • Compare the same drawings and specification across quotations.
  • Confirm the included work, exclusions and any provisional allowances.
  • Agree material approval and substitution procedures.
  • Identify inspection points before work is concealed.
  • Set out payment milestones, changes, programme and handover records.
  • Ask for relevant, verifiable project references with permission.

Use the contract checklist to prepare questions for the contractor and your adviser. It is not a legal agreement or a promise of a fixed price.
